(Special Conditions For Inclusion in Residential Tenancy Agreement with Landlords)
1. Furniture Ownership
The Tenant will supply all furniture, furnishings and household items for the Premises.
All maintenance, repair and replacement of such items will be at the Tenant’s cost.
2. Permitted Use & Subletting
The Landlord consents to the Tenant using the Premises for short-term accommodation purposes, including subletting or licensing occupancy to third parties.
The Tenant agrees to:
- Take reasonable steps to screen and manage occupants
- Remain fully responsible for:
- The conduct of occupants
- Any damage caused by occupants
3. Property Inspections
The Landlord agrees that routine inspections will be conducted at mutually agreed times, taking into consideration existing guest bookings.
The Tenant will use reasonable endeavours to facilitate access while minimising disruption to occupants.
4. Cleaning & Presentation
The Tenant is responsible for:
- Professional cleaning between occupancies
- Maintaining the Premises in a clean, well-presented and orderly condition at all times
5. Maintenance & Repairs
The Landlord remains responsible for:
- Structural repairs
- Essential services and fixtures
The Landlord agrees to:
- Arrange qualified tradespeople
- Address maintenance issues in a timely manner
The Tenant agrees to:
- Promptly notify the Landlord of any required repairs
6. Damage Responsibility
The Tenant accepts full responsibility for:
- Any damage caused by occupants or guests
- Costs associated with repair beyond fair wear and tear
7. Pets
The Tenant is permitted to allow pets at the Premises at their discretion.
The Tenant will ensure:
- The property is appropriately managed and cleaned
- Any pet-related damage is rectified at the Tenant’s expense
8. Compliance
The Tenant agrees to operate the Premises in accordance with:
- Applicable local council regulations
- Strata by-laws (if applicable)
- Relevant short-term accommodation legislation
